As a Real Estate Investor who buy and sell properties. To be successful you must learn how to use the tools that are available to buy and sell. In this article we will address one of the ways I use to sell my houses. I uses video it help me to save time money and gas. First you must create a video such as the one that is on this post. In this video i use my iphone to walk through the house and explain every room in the house. I then upload it to one of the video hosting program that on the internet such as vimeo, metcafe etc. I then put it on craigslist, my selling website and other places on the internet so I can sent my prospects when they inquire about the property..

Jackie Land Contract Purchase

Land contracts or contracts for deed are a security agreement between a seller, sometime called Vendor, and a buyer, sometimes called Vendee.
The Vendor/Seller agrees to sell the property by financing / or sometimes call a carry back mortgage purchase for the Vendee.
The Seller retains legal title and the Buyer receives equitable title.
The owner-carried financing many times include an existing mortgage balance or the property can be paid for free and clear.
Upon payment in full, the Seller gives the buyer a deed to the property.

I Thought Did This Deal Really Happen

Sometimes in real estate investing you will lose deals you should make happen. On the other hand you will make deals that you think are impossible to make. Real Estate Investing just like any other chosen career is sometime unpredictable. Just when you think you got it all figure out something crazy happen like what happen to me this month.
Let me tell you what happen. I purchase this house on a Subject -To- Deal. (A subject-to-deal is when you buy the house and leave the existing note in place. You will make payment until it is purchase by someone from you with the intent of them getting refinance sometime in the future.) Well, I purchase this house a couple of years ago when the market was really doing good. I got a sizable downpayment. The people that purchase it from me could no longer make the payment . So we workout a deal and they move out. The house was upside down meaning there was more owed on it than it was worth. It was in one of what was at one time the most desired neighborhood in the community. The house needed a lot of repairs. What was I to do? The payments was behind because the people I had sold it to in the beginning had left few months earlier. So at the suggestion of another Investor friend I place a sign in the yard. For a month I had calls on the house almost every day. People had money to pay down but not enough to cover the payments that was behind. I knew the house would go into foreclosure at some point. I got a call one day and this and the person on he other end of the phone wanted the house very badly. He had a down payment but not all that was need to catch up the payments. I thought on it a few days . So I decide to tell him the payments was behind and the house was upside down. If he wanted it then he would have to take it with those condition. He said let me think about and I will call you in the morning. The next morning I got a call from him telling me he wanted the house and he will take over the payments.He paid me a downpayment. We fixed up a contract stating all the concerns I had with the house and he would be taking over it. This was a deal I never would Have though would have happen.

They should be able to tell that you are a professional and you will make every conceivable effort to help them the best way possible. Convey an attitude of trust and assuredness. Your demeanor must be impeccable, and your appearance should always be professional. Real Estate Investing Creative Financing Sources

In a land contract the seller agrees to carry the note in other words finance the sale of the property. ( As a Real Estate Investor you will sell more houses this way and a lot quicker). The buyer makes a down payment and monthly payment according to the terms of the contract until the balance is paid in full. The seller will hold title to property until final payment. If the buyer default, the seller can evict the buyer and retain all money paid. It is important to check your state law before you enter into this contract. Some states have laws which give a defaulted buyer more protection, and the seller must foreclose on the property to reclaim it. To prevent this there is a clause you can place in the contract if you are selling property. I put in all my Land Contract/Seller financing deals if the buyer default then this contract convert to a lease contract and all lease laws apply. It has work for me in the pass with ease.

ASSUMPTION OF EXISTING FINANCING

There are certain loan which are assumable loans without approval. FHA-insured and VA-guaranteed loans are assumable loans. For an FHA loan to be assume without approval it must have originated before December 1,1986, and VA-guaranteed loan must have originated before March 1, 1989. Anyone can buy theses properties subject to the mortgage or assume the mortgage.

Taking property Subject-to The Mortgage:
When a property is purchase to the mortgage. The loan remains in the name of the borrower and the title goes in the name of the buyer. The original borrower remains liable for the debt, even if the buyer defaults. Most Real Estate Investor will use this method to eliminate risk and take ownership of the property. ( I HIGHLY RECOMMEND THIS METHOD). No money or credit is needed.

Assumption of the Mortgage
When a person assume a mortgage, That person become liable for the debt. Should the person default, the person is primary liable for the debt, and the original borrower is secondarily liable.
